Basic Information Accuracy (must)
☐ Address, zip code, property type, and bedroom/bathroom count are correct.
☐ Living Square footage (matches with measurement), total square feet (matches with measurement) and lot size match public records.
☐ HOA fees (Charles)
☐ Year built is correctly listed.
☐ Effective year renovated (2025)
Property Features (must)
☐ All new or updated features are included (roof, flooring, appliances, HVAC, paint, countertop, cabinets, vanity, tub, remodel year, etc.).
☐ Highlights of the property are clearly listed on MLS and public sites.
Photo Quality (must)
☐ Professional photos used (high resolution, proper lighting, good composition).
☐ Each picture in the MLS, should have a description of the picture.
☐ Key areas photographed (front, living room, kitchen, primary bedroom/bath, backyard, community).
☐ If not professional, note: ‘Need professional photo shoot’.
Video / Virtual Tour (optional)
☐ Virtual tour (3D Tour or Video Walkthrough) available.
☐ Video uploaded to MLS and major platforms.
Description (must)
☐ Grammar and tone are professional and engaging.
☐ Highlights main selling points (new updates, school zone, flood zoning, commute, neighborhood).
☐ Avoids vague or exaggerated wording.
Pricing & Positioning (must)
☐ Listing price aligns with CMA or current market value.
☐ Discussed or documented price adjustment strategy. Each Friday we need to discuss the leads, showings with her to decide whether we need to adjust price
Marketing & Exposure Checklist
MLS Listing (must)
☐ Listing successfully uploaded to MLS.
☐ Photo order and cover image are well selected.
Online Platforms
☐ Property appears correctly on Zillow, Realtor.com, Redfin, Trulia,.
☐ Property appears in Rent, Apartment guide, Zumper, Apartments.com via rentspree.
☐ Details are complete and accurate across platforms.
Social Media Marketing
☐ Posted on Facebook, Instagram, TikTok, and/or YouTube. (ask her whether she can post the house in her social media. Which social media she is using)
☐ Boosted (paid) promotion used if applicable. (will she do that?)
Email Marketing
☐ E-blast sent to buyers’ agents or agent’s internal buyer list. (does she have that or we need to do that? In the future, we will select agent in a big broker firm)
Open House
☐ Open house scheduled.
☐ Promotion for open house completed in advance.
Yard Sign
☐ ‘For Lease’ sign installed at property. (take photo)
☐ Broches and flyers are put at property. (take photo)
Feedback & Communication
☐ Showing feedback tracked systematically.
☐ Agent provides weekly updates (each Friday: phone call leads or email leads, showings, views, feedback).
We expect they do the background check and give us the applicant for approval.
3.5 times rental income
Credit score: acceptable
RR: one month rental deposit if credit score is higher than 620. If lower than that, 2 months deposit.
